UGI Corp. Moving KOP Headquarters

UGI Corp. moving King of Prussia headquarters as flight to quality continues

In a move emblematic of the increasing demand for higher quality office space, energy distribution and services company UGI Corp. is moving its corporate headquarters a half-mile west in King of Prussia, from 460 N. Gulph Road to 500 N. Gulph Road.

The former has 97,290 square feet and the latter has 100,820 square feet. Both are near King of Prussia Town Center and routes 422, 202 and I-76. Though the location and the size of the buildings are similar, the major difference is that 500 N. Gulph Road, which was built in 1979, underwent a $29.7 million renovation in 2019. Owned by Brandywine Realty Trust (NYSE: BDN), the five-story building now has a fitness center with locker rooms, a new conference center and a renovated cafeteria, lobby and bathrooms. It also has covered parking and electric vehicle charging stations.

King of Prussia Mall Conversion has first tenant

Jerry Bermingham spins around the concourse at the King of Prussia Mall, pointing out all the amenities nearby: A recently opened Starbucks. A Neiman Marcus store. Farther down, a food court.

Smack in the middle of all those shopping and hospitality options sits a vacant anchor store previously home to Lord & Taylor, which closed in 2021. Bermingham, senior vice president at HBC Properties and Investments, is searching for health care and office tenants to fill the 120,354-square-foot space.

Lockheed Martin Plans King of Prussia Expansion

KOP Office Expansion

Defense contracting giant Lockheed Martin Corp. plans to expand its operations in King of Prussia with a new 55,000-square-foot research facility. 

The proposed new project was scheduled to go in front of the Upper Merion Township planning commission on Wednesday but was tabled at the request of Lockheed Martin (NYSE: LMT). The proposal will be revisited on Jan. 11. in facility, which is part of the company’s Space unit that builds satellites and spacecraft.

The expansion stretches 91 feet in height and two stories, according to documents filed with Upper Merion Township. The entire King of Prussia complex spans 90 acres and the new development would be built on 1.63 acres, the documents show. The research and manufacturing building would sit on the northwest side of Lockheed Martin’s campus at 230 Mall Blvd. just off Interstate 76 and the Pennsylvania Turnpike.

Piazza Proposes 18-acre Mixed-Use Development in King of Prussia

Mixed Use Development in King of Prussia

An affiliate of Piazza Management is proposing an expansive mixed-use development in King of Prussia that calls for hundreds of new apartments, a parking garage and tripling the size of an existing office building. 

Late developer and car dealership owner Vince Piazza acquired the 18.14-acre property at 1100 First Ave. in 2016 under an entity called Royale Gardens. At the time, Piazza, who died last year at the age of 89, described the deal as a “rare and unique opportunity” to find a developable site of that size in the “heart of King of Prussia.” The property currently has a two-story 60,000-square-foot office building and 43,374 square feet of warehouse space, both of which are currently vacant, according to recent documents filed by Piazza Management with Upper Merion Township. A large, undeveloped parking lot also sits on the site.

MLP Ventures Expanding King of Prussia Office to Include More Life Science

MLP bringing more life science to KOP

More life sciences space is headed to King of Prussia. 

MLP Ventures has gained approval to add 37,234 square feet of lab and life sciences office space onto an existing building it owns at 2100 Renaissance Blvd. The three-story expansion was approved unanimously by the Upper Merion Township Board of Supervisors on Sept. 8.

Exelixis Inc. in negotiations for new King of Prussia office-lab complex

Exelixis Inc., an Alameda, California, biotechnology company, is in negotiations with Brandywine Realty Trust to have the real estate company develop a new 200,000- to 250,000-square-foot building in King of Prussia. 

The complex would be constructed at 650 and 651 Park Ave. Half of the space would be offices while the other half would be labs.

Exelixis (NASDAQ: EXEL) anticipates more than 600 employees to eventually work from the Park Avenue complex. The biotech company said that an agreement with Brandywine had yet to be reached on the development and that the timing and planning for it is underway.

Discovery Labs proposes 1 million square feet of new life sciences

The developer of Discovery Labs is proposing an additional 1 million square feet of new lab and office space in a dozen buildings on its King of Prussia campus — significantly expanding its footprint and capacity to attract life sciences companies to the site. 

Representatives from Discovery Labs presented plans before Upper Merion zoning officials that involve constructing the buildings on what is now existing surface parking lots at 411 Swedeland Road. The development would take place over phases with full buildout of the space targeted by 2030 or 2035.  MLP Ventures, the developer of Discovery Labs, has been transforming the former GlaxoSmithKline property into a life sciences hub and another 640,000 square feet at Renaissance Park into Innovation at Renaissance. It bought the former Philadelphia Inquirer printing plant on River Road and has proposed converting it into Innovation 800, an 859,838-square-foot life sciences manufacturing facility.

Separately, the Center for Breakthrough Medicines, which is housed within the 3-million-square-foot Discovery Labs bio-innovation hub, said this week it plans to accelerate its plans to build capacity to manufacture more than 10,000 patient cell therapies.

CSL Behring to sublease 101,000-square-foot KoP building

Three years after moving into 500 N. Gulph Road in King of Prussia, CSL Behring has decided to sublease the 100,820-square-foot building. 

CSL Behring is not unlike other companies in evaluating its space needs during the pandemic that sent employees to work remotely. GlaxoSmithKline and Radian Group Inc. are two companies that were early to make adjustments to the size of their offices, deciding last year to shrink by a significant amount.

Many office brokers believe this is the year in which more companies will undertake such analysis and make decisions on their space needs. There’s a consensus that many businesses will consider upgrading their offices into trophy or Class A buildings are a way to attract and retain talent and lure workers back to the office.

Equus Capital Partners Divests Suburban Philadelphia Office Buildings

MLP Ventures acquired two office buildings at 2201 and 2100 Renaissance Blvd. in King of Prussia, Pennsylvania, for $41.8 million, or about $180 per square foot, from Equus Capital Partners.

The two office buildings total 232,644 square feet in the Renaissance Park business center.

There is 98,764 square feet of contiguous space available for lease across all three floors at 2100 Renaissance, while the four-story, 133,880-square-foot office at 2201 Renaissance is fully leased to Hibu, according to CoStar data.

Greenphire doubles King of Prussia headquarters, plans to add hundreds of employees

Greenphire, a technology company that focuses on the clinical trial industry, has more than doubled its King of Prussia headquarters and plans to double its employee count over the next two to three years. 

The company now leases 55,000 square feet at Valley Forge Park Place at 1018 W. 9th Ave., where it had been in 25,000 square feet for the last four years.  While King of Prussia serves as its main base, the company also envisions eventually planting a satellite office in Philadelphia to have “greater connective tissue with downtown overtime,” said Jim Murphy, Greenphire’s CEO. A Philadelphia office would provide another option for its employees as well as access to an expanded talent pool.
